Booking Terms and Conditions
1. Our Role
We, Bodrum Holiday Homes, act solely as an agent for all bookings made on your behalf.
We accept no liability in relation to any contract you enter into, any services or arrangements you
purchase (“arrangements”), or for the acts or omissions of any supplier(s), service providers, or
other parties connected with such arrangements. Your contract will always be directly with the
relevant supplier.
2. Supplier Terms
The supplier’s terms and conditions will apply to your booking. These may limit or exclude the
supplier’s liability to you. Copies are available on request. Unless otherwise stated, the following
terms also apply.
3. Booking and Payment
- A deposit of 25%–50% (depending on the season and type of arrangements) is required at the time of booking.
- Bookings are confirmed once a confirmation invoice has been issued. Please review this carefully and notify us immediately of any errors.
- The remaining balance is due 10 weeks prior to arrival. If you book within 10 weeks of arrival, full payment is required at the time of booking.
- If payment is not received by the due date, the supplier may treat your booking as cancelled and cancellation charges may apply.
4. Monies Paid
Unless otherwise stated, all payments made to us are held on behalf of the relevant supplier(s).
5. Amendments and Cancellations
- Cancellations and amendments are subject to supplier charges, which vary depending on when notice is received.
- We reserve the right to charge an additional USD $100 per amendment, in addition to any supplier fees.
6. Insurance
Comprehensive travel insurance is strongly recommended for all guests and may be a condition of booking with some suppliers. At minimum, your policy should cover:
- Trip cancellation by you
- Cancellation or curtailment due to force majeure events
- Emergency medical assistance and repatriation
7. Arrival and Departure
- Guests must contact the onsite Manager at least 24 hours prior to arrival to confirm their estimated time of arrival. Contact details will be provided once the final balance is paid, along with directions and check-in instructions.
- Check-in is from 4:00 PM onwards. Check-out is by 11:00 AM.
- Early check-in or late check-out may be arranged during summer months, subject to availability.
8. Property Provisions
- Most properties are supplied with an initial stock of essentials (toilet tissue, soap, dishwashing liquid, etc.). Guests are responsible for replenishing these items during their stay.
- Cleaning supplies are included.
- On request, groceries can be pre-stocked at your property by the supplier. Additional charges apply and are payable locally.
9. Housekeeping and Staff
Some properties include services such as housekeeping and private chefs. Please see individual property listings for details.
10. Property Access and Maintenance
Suppliers or their representatives may need to visit the property for inspections, repairs, or maintenance. Where possible, you will be notified in advance.
11. Occupancy and Conduct
- The number of guests must not exceed the number stated on your confirmation, unless written approval is obtained from the supplier.
- Pets are not permitted.
- Guests must behave responsibly and respect others. Suppliers reserve the right to terminate a stay without refund if a guest’s behaviour causes danger, distress, or damage.
12. Security Deposit
- A credit card authorization or security deposit of USD $2,000 may be required prior to arrival.
- Deposits will be refunded at the end of your stay, provided the property is left in good condition (normal wear and tear excepted).
- The supplier may deduct from the deposit for damages or losses. If costs exceed the deposit, guests are responsible for the balance.
13. Liability for Valuables
Suppliers are not responsible for the loss of valuables or personal belongings during or after your stay.
14. Complaints
- Any issues during your stay must be reported immediately to the onsite Manager or supplier so they can be addressed promptly.
- Complaints regarding services provided directly by Bodrum Holiday Homes must be submitted to our reservations center (9:00 AM–8:00 PM Mon–Fri, 10:00 AM–5:00 PM Sat) or in writing, no later than 28 days after departure.
- Our maximum liability, if found at fault, is limited to the commission earned for the relevant booking. We do not exclude or limit liability for death or personal injury caused by our negligence or that of our employees.
15. Force Majeure
“Force Majeure” means unusual and unforeseeable circumstances beyond our control, the consequences of
which could not have been avoided even if all due care had been exercised. Such circumstances include,
but are not limited to, war, riot, civil strife, industrial dispute, closure or congestion of airports or
ports, terrorist activity, natural and nuclear disaster, fire, adverse weather conditions and health risks.
Should such an incident occur and affect your booking, we will not pay compensation for accommodation
and service changes and cannot refund unused components. We will also not be liable for any additional
costs you may incur.
